Is This What
You’re Seeing?
Most calls we get start with one of these six symptoms. Find yours and you’ll know roughly what’s happening before we even get on the roof.
Water has been getting in for a while — usually longer than the stain suggests. The entry point is often several feet away from where you see it inside.
How we fix itTrace the actual entry point, repair the source, and check the decking and insulation for rot before closing it up.
Exposed underlayment fails fast. Wind damage also loosens the shingles around the gap, so the bare patch keeps growing with every storm.
How we fix itReplace the missing section, re-seal the surrounding courses, and document everything for your insurance claim.
Flashing, not the roof itself, causes most leaks we see. The metal separates or the sealant dries out, and water runs straight down the joint.
How we fix itStrip and replace the flashing properly — not a caulk smear over the top, which is what usually failed the first time.
Standing water means a clogged drain, a failed drain box, or a low spot. It adds weight and finds the weakest seam. Extremely common on Philly rowhomes.
How we fix itClear and rebuild the drainage, repair the seams, and add material where the roof has sagged.
Trapped moisture under the membrane expands in heat. Blisters eventually split open and turn into an active leak, usually in the middle of summer.
How we fix itCut out the blistered area, dry the substrate, and patch in new membrane welded to the surrounding field.
Shingles shedding their granules means the surface is wearing out. Not an emergency, but it’s the early warning that the roof’s clock is running down.
How we fix itWe’ll tell you honestly how many years are left and whether repair money is worth spending yet.
What We Repair
Types of Roof Repair

Flat & Fiberglass Repair
Seams, blisters, drain boxes, scuppers and parapet walls. Fiberglass, TPO, EPDM and Modified Bitumen — the systems most Philly rowhomes are built on.

Shingle Repair
Missing, lifted or cracked shingles, nail pops, and slipped courses. Matched to your existing shingle so the repair doesn’t read as a patch.

Flashing & Penetrations
Chimneys, skylights, pipe boots, vents and wall junctions. The source of most leaks we get called out for — and most failed prior repairs.

Storm & Emergency
Emergency tarping to stop water today, then a permanent repair. Full photo documentation for your insurance carrier at no extra charge.

Gutters & Drainage
Clogged or pitched-wrong gutters, failed downspouts, rotted fascia. Half the “roof leaks” we’re called for are really drainage problems.

Commercial Repair
Multi-unit and commercial properties, phased so you don’t shut down. Portfolio maintenance available with thermal drone diagnostics.
Straight Talk
Repair or Replace?
A lot of contractors quote a replacement no matter what’s wrong, because it’s the bigger ticket. Here’s how we actually decide — and we’ll tell you the cheaper answer when it’s the right one.
We’d Say Repair
Fix It, Keep It
- The damage is in one area, not spread across the whole roof
- The rest of the surface still has real life left in it
- Flashing or a penetration failed, but the field is sound
- Storm took out a section but everything else is intact
- You’re within a few years of a planned replacement and just need it watertight
We’d Say Replace
Time To Redo It
- Leaks are showing up in multiple, unrelated spots
- Granule loss and curling across the whole roof
- The decking underneath is soft or rotted over a wide area
- Repairs are stacking up and starting to approach replacement cost
- Two or more layers already, and there’s nothing solid left to fasten to
Either way, you get it in writing. Photos of every problem area, the scope, and the price. If a repair buys you five more years, we’ll say so — and we’ll tell you when it won’t.

What a Roof
Repair Costs
Nobody in this trade publishes numbers, which is exactly why homeowners feel like they’re getting worked over. These are real ranges for the Philadelphia area. Your actual price depends on access, pitch, how much decking is bad underneath, and material.

Questions We Get Daily
Roof Repair FAQ
How fast can you get out here?
If water is actively coming in, we aim for same-day and will tarp to stop it. Non-emergency inspections are usually scheduled within 48 hours.
Do you charge for the inspection or estimate?
No. The roof inspection, the photo documentation, and the written estimate are all free with no obligation. You keep the photos either way.
Will my insurance cover the repair?
Storm and wind damage often is covered; general wear and age typically isn’t. We photograph and document everything so you have what your adjuster needs, and we’ll walk you through what we’re seeing.
Can you repair a roof in the rain or in winter?
We can always tarp and stop active water in any weather. Permanent repairs need a dry surface and — for some materials — a minimum temperature, so we’ll schedule the real fix for the first workable window and keep you dry until then.
How long does a typical repair take?
Most repairs are done in a single day. Larger flat-roof sections or jobs where we find rotted decking underneath can run into a second day.
Should I repair or just replace the whole roof?
Depends on whether the damage is isolated or spread out, and how much life the rest of the roof has. We’ll give you the honest answer after the inspection — including when repairing is the cheaper, smarter move.
Do you warranty your repairs?
Yes — every repair carries a 1-year limited warranty on our workmanship. If the same spot leaks again in that window, we come back.
What kinds of roofs do you work on?
Fiberglass, TPO, EPDM and Modified Bitumen flat and low-slope roofs, asphalt and architectural shingle, slate, and metal. Flat roofs on Philadelphia rowhomes are our specialty.
Do you have Spanish-speaking crews?
Yes. Our certified Spanish-speaking team handles the inspection and the walkthrough so nothing gets lost in translation.
How do I pay, and do you need money up front?
For most repairs there’s no deposit — you’re billed on completion. Larger scopes may take a deposit, which is spelled out in the written estimate before anything starts.
